Costa Coffee
Kitchen Unit

A working commercial kitchen inside a 20ft high-cube container built for Costa Coffee's UAE operations and cleared for Dubai Municipality food inspection on first submission. The extra 500mm of internal height that a high-cube gives over a standard container made it possible to fit a full commercial extraction hood, gas line, and ventilation duct without cutting through the roof.

Every surface inside is 1.2mm marine-grade stainless steel, the material Dubai's Food Code requires for commercial food preparation areas. Built at our SICD yard in Sharjah and delivered to the Costa Coffee site ready to connect and operate.

Container Kitchen That Passes Dubai

Municipality Inspection

Getting a commercial kitchen permit in Dubai is not straightforward. Dubai Municipality's Food Code is one of the strictest regulatory frameworks globally, a single violation in layout, ventilation, or waste management can lead to rejected permits, delayed openings, or immediate fines. A container kitchen that is going to operate at a Costa Coffee location needs to pass Dubai Municipality Food Safety Department inspection without corrective action.

That means every surface must be the right material, every gas connection must have the right safety device, and the extraction system must create negative pressure in the cooking area. We built all three into this unit before it left our Sharjah yard.

F&B brands operating at outdoor locations across Dubai City Walk, Kite Beach, La Mer on Jumeirah Beach Road, and the Al Quoz arts district, use container kitchens because a permanent kitchen structure at those locations is not possible. The container arrives, connects to LPG, power, and water, and the kitchen is operational.

1.2mm Marine-Grade Stainless Steel Interior

Every interior surface walls, ceiling, worktops, and splashbacks is clad in 1.2mm marine-grade stainless steel. Dubai Municipality's Food Code requires kitchen equipment and surfaces to be made from stainless steel or other accepted food-grade materials that are smooth, resistant to rust, and simple to sanitize. Marine-grade stainless resists the salt-laden coastal air in Dubai locations near JBR and La Mer. It does not pit or corrode where standard grades would within 12 months of outdoor operation.

1,200mm Extraction Hood with Negative-Pressure Ventilation

Four galvanised steel poles mount at the court corners. Each pole carries LED floodlight clusters sized to deliver a minimum 300-lux illuminance across the full playing surface. That meets the standard for recreational padel as referenced in the UAE Lighting Guide for outdoor sports facilities. JVC residents use the court through the evening, the lighting allows comfortable play until 11pm without glare spill onto adjacent mall areas.

LPG Single-Phase System with Automatic Solenoid Shut-Off

The gas system runs on LPG single-phase supply through a 32mm copper main line. An automatic solenoid shut-off valve cuts gas supply the moment a flame-failure device on any burner trips. UAE Civil Defence requires fire safety systems to be certified before a commercial kitchen permit is issued the solenoid valve is the device that meets this requirement for gas safety. It installs on the main gas inlet inside the container and connects to the burner failure sensors.

Who Orders a Container
Commercial Kitchen in the UAE

Three types of food operators in the UAE order container commercial kitchens from us. All three need a fully compliant working kitchen that can be placed at a location where a permanent kitchen build is not possible or not permitted.

F&B Brands, Outdoor Locations Across Dubai

Food and beverage brands operating at outdoor and semi-permanent locations in Dubai Kite Beach, City Walk off Al Wasl Road, La Mer on Jumeirah Beach Road, and Bluewaters Island near the Dubai Eye use container kitchens because a permanent structure at those locations requires approval timelines that most brand activations cannot wait for. The container kitchen arrives, connects to site utilities, and the brand is trading within days of delivery from our Sharjah yard.

Event Catering Companies  DWTC and Expo City Dubai

Event catering companies operating at Dubai World Trade Centre (DWTC) on Sheikh Zayed Road, Expo City Dubai in Dubai South, and the Dubai International Exhibition Centre use container kitchens as temporary licensed production kitchens during large events. The unit arrives on site two days before the event, operates throughout, and clears site on day two after closing. No permanent kitchen installation, no post-event demolition cost.

Ghost Kitchen Operators Al Quoz Industrial Area

Ghost kitchen and cloud kitchen operators in Dubai's Al Quoz Industrial Area and Sharjah Industrial Area 3 use container kitchens as low-cost licensed food production units. A container kitchen sits on a leased yard plot, connects to building services, and operates under a Dubai Municipality food permit. The setup cost is a fraction of fitting out a commercial kitchen inside a rented unit. At lease end, the container moves to a new location.
