Every week, businesses across Dubai and Abu Dhabi face the same problem. They need space. They need it fast. And they cannot wait six months for a building permit to clear.
Container modifications in the UAE solve that problem directly.
A standard ISO shipping container arrives as a steel box. It leaves our workshop as an air-conditioned office, a fitted container cafe, a certified offshore control room, or a fully plumbed medical clinic.
We are Momentum Containers. Our workshop sits in the Al Sajaa Industrial Area in Sharjah, off the E311 highway. We deliver modified containers to every emirate in the UAE and across the wider GCC.
This page covers what container modifications involve, what they cost, how long they take, and what to look for when choosing a company to build yours.

What Are Container Modifications and Why the UAE Leads the Region?
A container modification is the process of structurally altering a shipping container for a specific purpose. The steel shell stays. Everything inside and around it changes according to your brief.
The UAE runs the most active container modification market in the entire GCC. Two things drive that. First, the pace of development here is unlike anywhere else in the region. Projects along Sheikh Mohammed Bin Zayed Road, inside Dubai South and across the Khalifa Industrial Zone in Abu Dhabi cannot wait for conventional construction timelines. A modified 20ft container is ready in two to four weeks.
Second, the range of industries operating here creates demand that almost no other market matches. Oil and gas operators near ADNOC facilities need DNV-certified offshore units. Restaurant entrepreneurs launching near Kite Beach need a fitted container cafe. Construction firms running projects in Ras Al Khaimah need weatherproof site offices by next week.
Why UAE Heat Makes Container Builds a Unique Challenge?
An uninsulated steel container in a Dubai summer is not a workspace. It is an oven.
Peak temperatures along the Al Ain Road corridor reach 47 to 48 degrees Celsius between June and September. A steel box sitting in direct sun can reach internal temperatures above 65 degrees. No person can work in that. No product survives in that.
Every container modification we build for use in the UAE includes climate engineering as standard. We install closed-cell spray foam insulation directly onto the steel panels. It seals every air gap and delivers a higher thermal resistance per centimetre than fibreglass batts or rigid foam boards.
We specify commercial-grade HVAC systems for every working space. Not residential split units. The cooling load for a 40ft container office occupied by ten people in a Dubai summer is very different from a bedroom in a house. We calculate that load correctly and we install the right system for it.
For offshore and industrial builds we use A60 fire-rated mineral wool insulation certified to DNV and ADNOC standards.
Container Modification Services We Build Across the UAE
We do not work from a catalogue. Every project starts with your brief. Below are the builds we complete most regularly across Dubai, Sharjah, Abu Dhabi and the Northern Emirates.
Container Office and Site Office Modifications
The container site office is the workhorse of every large construction project in the UAE. On active sites from Dubai Creek Harbour to the infrastructure corridors running along the E611 in Abu Dhabi, contractors need office space that arrives fast and holds up under hard daily use.
We build single-unit 20ft container offices and multi-unit joined configurations up to 40ft and beyond. Each unit includes electrical fittings, HVAC, personnel doors, windows, interior partitions and finished flooring. Ready to plug in and use on day one.
Container Cafe and Restaurant Modifications
Container cafes have become a permanent part of Dubai's dining scene. From Al Quoz Creative District to the waterfront stretch at La Mer, container-based F&B units draw customers because of how they look and because they work well in the UAE climate when properly built.
We build container cafes from the shell outward. Servery windows, extraction systems, built-in counters, custom exterior cladding and full electrical installation. We have built units for independent operators and large hospitality brands operating across the UAE.
Container Home and Accommodation Builds
Container homes cost a fraction of conventional construction and take weeks to build rather than months. We build single-container residences, stacked multi-unit configurations and full labour accommodation camps for construction and industrial clients across the UAE.
Every residential unit includes thermal insulation, HVAC, bathroom fitout, sleeping quarters, LED lighting and secure lockable steel doors as standard.
Specialist Industrial Modifications: Labs, Clinics and Control Rooms
Some of the most demanding work we do sits in the specialist industrial category. We build containerised laboratories for on-site oil and gas testing. We build medical clinics for remote site healthcare. We build control room containers for energy operations and ROV containers for marine applications.
These builds require precision engineering. Our team works from client specifications and produces full CAD drawings for approval before fabrication begins. Nothing gets cut until the drawings are signed off.
Offshore and DNV-Certified Container Modifications
Containers used on offshore platforms and near ADNOC facilities in Abu Dhabi must carry internationally recognised certifications. We manufacture and modify containers to DNV 2.7-1 and EN 12079 standards.
Our offshore range includes cargo baskets, tool boxes, accommodation modules, waste skips and Zone 1 explosion-proof enclosures. Every unit carries certified lifting points and passes dynamic load testing before it leaves our workshop. We have supplied certified offshore containers to operators working from Zayed Port in Abu Dhabi and from Das Island.
Pop-Up Retail, Exhibition and Event Container Units
Dubai's event calendar creates constant demand for branded temporary structures. GITEX, Sole DXB, Art Dubai and hundreds of private brand activations all need spaces that arrive looking sharp and operate reliably.
We build container exhibition units and pop-up retail stores with fold-out canopy sections, full-height display windows, custom interior lighting and exterior brand wraps. Units relocate after each activation without damage to the structure or the finish.
Generator Enclosures, Mechanical Rooms and Storage Containers
A large share of the container modifications we build is functional and industrial. Generator enclosures protect critical power supply equipment from UAE sand, heat, and humidity. Mechanical room containers house HVAC plant, pump systems, and electrical switchgear in a secure, ventilated enclosure.
We supply modified storage containers throughout Dubai Industrial City, Hamriyah Free Zone in Sharjah, and KIZAD in Abu Dhabi. Each unit is stripped, cleaned, reinforced, and fitted to the client's specific access and security requirements.
Materials and Build Standards Inside Every Momentum Container
The difference between a container modification that lasts ten years and one that deteriorates in eighteen months comes down to two things: material quality and workmanship standard. Here is exactly what goes into every build we produce.
Marine-Grade Corten Steel Built for UAE Conditions
All base containers we use are constructed from corten steel. This weathering steel alloy forms a protective oxide layer on its surface that resists corrosion under sustained exposure. In the UAE's coastal humidity, salt air and extreme UV environment, corten outperforms standard mild steel by a wide margin.
Our standard container walls use 16-gauge corrugated steel panels welded to a 12 to 14 gauge structural frame. Corner casting and post construction meet ISO 668 and ISO 1496 specifications. Every container goes through a full structural inspection before modification begins.
Climate Control and Thermal Insulation
We use closed-cell spray foam insulation as our primary thermal barrier. It bonds directly to the steel surface, seals every air gap and delivers a higher R-value per centimetre than fibreglass batts or rigid foam board alternatives.
HVAC systems are sized and specified by a mechanical engineer based on container volume, occupancy load and the site's climatic exposure. We do not install residential-grade split units in working site offices or industrial builds. The specification has to match the application.
Structural Modifications Doors, Windows, and Partitions
Standard structural work includes personnel doors in any panel position, roller shutter doors for vehicle or equipment access, pass-through service windows, louvred ventilation panels, interior stud partition walls, and roof access hatches.
Every door and window opening is framed with structural steel before cutting. This maintains the container's load-bearing integrity throughout the modification process. Our welders hold current certifications, and we produce weld inspection records on request for any project.
Interior Fitout Electrical, Plumbing and Flooring
Standard interior fitout includes a full electrical installation with DB board, lighting circuits, power sockets and data conduit. We run plumbing for washroom and kitchen applications using UAE-standard CPVC pipework throughout.
Flooring options include anti-slip coin vinyl, commercial-grade vinyl plank, ceramic tile and raised access floor systems for data room applications. Built-in furniture is fabricated in our Sharjah workshop. We do not use flat-pack furniture in our container builds.
New Container vs Used Container for Modification in the UAE
A new ISO container costs 30 to 50 percent more than a comparable used unit. New containers are the right choice for food-grade, pharmaceutical, medical and hygiene-sensitive applications. The steel is clean, uncontaminated and in perfect structural condition.
A grade-A used container works well for site offices, storage, industrial workshops and most commercial builds.
We inspect every pre-owned container to IICL Grade A standards before it enters a modification project. No hidden rust and no structural compromise.
Our Container Modification Process From Brief to Commissioning
We take every client through four clear stages. Every project follows this sequence without exception.
Stage 1: Brief, Design Consultation, and CAD Drawings
We need to understand the use case, the site location, the occupancy requirements and any local authority or industry certification requirements. Our design team produces full CAD drawings for client sign-off. No fabrication starts before the client approves the drawings.
Stage 2: Container Selection, Procurement, and Structural Inspection
We source the container to match the specification. New or used. Correct ISO grade. Right dimensions for the site. Every incoming container goes through a full structural inspection before it enters the modification workflow.
Stage 3: Off-Site Fabrication, Fitout and Quality Checks
All fabrication happens in our Al Sajaa workshop in Sharjah. Structural cuts use CNC-guided tools. Welding is carried out by certified welders. Insulation, electrical, plumbing and interior fitout follow in sequence. Quality checks happen at each stage, not just at the end.
Stage 4: Delivery, Installation and Commissioning
We handle delivery to any location across the UAE. Our transport team coordinates with site managers on access requirements, crane needs and ground conditions. We commission all HVAC and electrical systems on site. We stay until everything works correctly.
How Long Does Container Modification Take in the UAE?
A standard 20ft site office takes two to three weeks from order confirmation to delivery. A complex multi-container configuration with specialist certification takes six to ten weeks. Every client receives a confirmed delivery date at the point of order. We hold to it.
Frequently Asked Questions: Container Modifications in the UAE
How much does container modification cost in the UAE and what affects the price?
Container modification pricing in the UAE ranges from AED 8,000 for a basic storage unit to over AED 130,000 for a fully fitted container home or certified offshore build. The main cost drivers are container size, fitout specification, climate control requirements, certifications needed and delivery location. We provide fixed-price quotes within 48 hours of receiving a project brief.
What is the difference between a new and a used container for modification in the UAE?
A new ISO container costs 30 to 50 percent more than a used unit. New containers are the right choice for food-grade, pharmaceutical and medical applications. Grade-A used containers work well for site offices, storage and industrial builds. We inspect all pre-owned containers to IICL Grade A standards before any modification work begins.
What types of container modifications are available in the UAE?
Container modifications in the UAE fall into five categories. Commercial and office builds cover site offices and portable offices. Industrial builds include labs, clinics, control rooms and generator enclosures. Hospitality and F&B covers cafes, restaurants and food trucks. Residential builds range from single container homes to full labour camps. Specialist offshore builds cover DNV-certified units and ADNOC-compliant structures. The right type depends entirely on your use case and site conditions.
How do I choose the right container modification company in the UAE?
Look for five things. Ask for evidence of ISO 9001 certification and, for offshore work, DNV 2.7-1. Ask to see real project photographs from comparable builds, not stock images. Ask whether they produce CAD drawings before fabrication starts. Ask for a fixed-price quote, not a provisional estimate. Check whether they commission on site or hand over unfinished work. A company that manages the full process from brief to commissioning is the right choice.
